Short-Term Rental Agreement
This Short-Term Rental Agreement ("Agreement") is made between the Guest, as identified in their booking confirmation, and the Host, known as Lynn's Lodging.
Premises: The Host agrees to lease the described property to the Guest, and the Guest agrees to rent it under the terms of this Agreement.
Lease Term: The Guest's stay begins on the check-in date and ends on the check-out date as specified in their booking confirmation.
Quiet Hours: Quiet hours are from 10:00 PM to 9:00 AM to maintain respect for the surrounding neighbors.
Occupants: Only the number of guests registered at the time of booking are allowed to stay on the property. Subletting is prohibited. Violations, including exceeding the registered number of guests, may result in termination of this Agreement without refund.
Fees: The Guest agrees to pay all amounts as detailed at booking. The Host may place a pre-authorization hold on the payment method before arrival and charge for any additional expenses, damages, or fees incurred.
Quiet Enjoyment: The Guest is expected to behave respectfully and in a neighborly manner. Disturbances, including large gatherings or parties, may lead to immediate termination of this Agreement. Guests will receive one warning, and further complaints will result in eviction without refund.
Damages and Property: The Guest is responsible for any damages to the property or missing items. The Host reserves the right to charge the Guest for the full cost of replacements or repairs.
Cancellations: A full refund will be provided if the Guest cancels 24 hours before check-in, minus any processing fees. Rescheduling must be done at least 24 hours prior to the original arrival date. Once rescheduled, the reservation is non-refundable.
Pets: The Host allows up to two well-behaved dogs. Dogs must be attended at all times and kept on a leash when outside. Guests are responsible for any damages or disturbances caused by their pets. Aggressive behavior will result in the pet's removal from the property.
Smoking Policy: Smoking inside the accommodations is strictly prohibited. Smoking outside is permitted. A $500 cleaning fee will be charged for indoor smoking violations.
Non-Arrival: If the Guest does not arrive on the scheduled date, the property will be held until the following day. If the Guest does not arrive by the next day, the reservation will be canceled, and the full payment will be charged.
Registration: The Guest agrees to complete all required registration documents and provide valid identification prior to arrival.

Inspection: The Host has the right to inspect the property with prior notice, as permitted by state law. Any violation of the Agreement will result in immediate termination, and the Guest must vacate the property.
Maintenance and Repairs: The Guest must maintain the property in good condition. Any damage caused by the Guest will result in repair costs being charged to the payment method on file.
Trash: Guests are responsible for properly disposing of waste as directed by the Host.
Children: No unaccompanied minors are allowed. The primary guest must be at least 21 years old to book.
Host’s Liability: The Guest and their guests agree to hold the Host harmless from any claims of personal injury or property damage that may arise during the stay. The Host’s insurance does not cover the Guest's personal property.
Attorney’s Fees: The Guest agrees to pay any attorney’s fees or legal expenses incurred by the Host in enforcing this Agreement.
Use of Premises: The property is for residential use only. No commercial activities or events are allowed without the Host’s prior approval.
Safety: Guests use the provided amenities, such as games, fitness equipment, and the pool, at their own risk.
Illegal Activity: The property must not be used for illegal activities, including underage drinking, drug use, or violence. Such actions will result in immediate termination without a refund.
Possessions: The Host is not responsible for personal items left behind. Any unclaimed items after two weeks may be kept by the Host.
Governing Law: This Agreement is governed by the laws of the state where the property is located.
Electronic Signatures: Electronic signatures, including clicking an acceptance box, are considered valid and binding.
By booking, the Guest agrees to all terms and conditions outlined in this Agreement.
